Terms and Conditions
  1. This “Stamp Duty Payment” offer is available on selected plots at the Setl Development only to those who reserve from the 14 April 2025 to the 27 June 2025, subject to contract and status. This offer is only available for Buyers purchasing their first home or homeowners who are intending to move from an existing residential property. The Setl plot must be your primary and only form of residence.
  2. This “Stamp Duty Payment” offer is not available to: a Buyer wishing to purchase an additional residential property, a Buyer wishing to use the plot for investment purposes or intending to use the plot for “Buy-to-let” purposes. Post completion any Buyers amending their ownership to Buy-to-let will be in breach of the terms of their lease. Henry Boot Cornwall House Limited (“HBCHL”) reserve the right to withdraw the “Stamp Duty Payment” offer at any time.
  3. For the avoidance of doubt, the “Buyer” may consist of a single individual or multiple individuals but should any of the individuals not satisfy the requirements in clauses 1-2, then the “Stamp Duty Payment” offer is not available.
  4. The total amount HBCHL agree to contribute will be agreed at the point of reservation with your Sales Agent at Savills. Such agreement will then be formalised in writing within the Reservation Form.
  5. This “Stamp Duty Payment” offer is conditional upon the Buyer having exchanged contracts and having agreed a fixed completion date within 30 days from the point of reservation. Should the Buyer not successfully exchange contracts and/or agree a fixed completion date within the 30-day limit, HBCHL reserves the right to withdraw the offer in its entirety.
  6. There is no cash alternative to the value of the offer nor are there any available.
  7. The Stamp duty contribution will be a one-off allowance on completion and the relevant amount will be deducted from your completion statement.
  8. HBCHL reserve the right to amend or withdraw the “Stamp Duty Payment” offer at any time prior to exchange of Contracts within the 30-day limit, as stated in clause 5. Please speak to our Sales Agent at Savills if you have any questions or queries regarding this offer.
  9. These terms do not affect your statutory rights.
