Is a homeowner warranty provided?

Yes, you will benefit from 10 year Build Warranty by Aviva via Thomas Miller Specialty Construction. Details of the policy will be given to your solicitor as part of the legal pack.

Can I have a pet at Setl?

Yes, you are allowed a pet, subject to the conditions in the lease.

Do I have to pay a ground rent?

No, the ground rent is a peppercorn.

Is there a service charge?

Yes, there is an annual service charge, paid quarterly to cover the cost of running and maintaining the building and common areas. This is currently estimated to be £2.33 per sq ft.

What is the long leasehold?

The lease length is 999 years.
